Who Regulates us?

Ratcliffe Mortgages of the above address is authorised and regulated by the Financial Services Authority (FSA). Our FSA register number is 300210

Our permitted business is advising and arranging on mortgages and general insurance.

Our Advisory Service

We appreciate that your mortgage is likely to be the largest financial transaction you will ever undertake. Understanding how your mortgage works and taking control of its repayment is essential to prudent money management.

Whether you are making a purchase, or are re-mortgaging, our aim to identify significant savings with the prospect of redeeming your mortgage earlier. In addition we look to provide adequate protection for you and your family. We are committed to providing a high standard of service and customer choice.

We will also provide you with information relevant to your Mortgage needs, covering such items as an explanation of the main repayment methods and implications of taking out a Mortgage. If you select a repayment option, which includes a product that we are not licensed for (e.g. an endowment).  We will put you in touch with an authorised firm who can.

During our initial meeting we will be compiling a detailed fact-find to enable appropriate advice to be given on the mortgage and other related products.

Once we have made our recommendations to you, we will confirm our advice in writing. This should be kept by you as it will be a record of the transaction.

We also maintain Professional Indemnity Insurance that satisfies the level stipulated by the FSA.

Are we covered by the Financial Services Compensation Scheme (FSCS)?

We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.

  • Insurance advising and arranging is covered for 100% of the first £2,000 and 90% or the remainder of the claim, without any upper limit.
  • Mortgage advising and arranging is covered for 100% of the first £30,000 and 90% of the next £20,000 so the maximum compensation is 48,000.

Data Protection

We will treat your personal information as private and confidential (even when you are no longer a customer) except where disclosure is made at your request or with your consent in relation to arranging your Mortgage. We will also explain that you have the right of access under the Data Protection Act 1998 to your personnel records whether held manually or electronically.
